Private Real Estate Sales - Your FSBO Action Plan!
With Private Real Estate Sales, if you want to increase your chances of success,try to get a thorough understanding of the following cycles or steps:
1. Find Your Reason & Motive for Selling
2. Research the Market & Prepare your Home for Sale
3. The Sale Cycle - Action & Implementation
4. The Post Sale Period - Tidying up Loose Ends
Step One - Find your Reason and Motive for Selling
Your reason for selling your own home is the very first step you need to complete. So ask yourself, why? If your reason isn't strong enough...if it doesn't keep you awake at night, you're probably not really serious about selling your own home, and selling it privately.
See... if your reason isn't strong enough, you may give up before you've begun. So make sure you have a strong enough reason to firstly, sell your home and secondly, to sell your own home yourself with 100% belief in yourself using the private real estate sales system.

Step Two: Research the Market and Prepare your Home for Sale
This is a time consuming stage of the FSBO process. Step Two is a fact-finding mission involving market research and gathering accurate, well-sourced information, to help you determine your
property value and advertised sale price.
The information gathered will also help you to make clear, concise decisions along the way.
It is also a time where you should organise and set-up your
Support Network,
prior to putting your home on the market. Your support network should include: your spouse/partner; (only) supportive family and friends; your
legal and/or conveyancing firm;
and your
private sale online marketing company,
just to name a handful.
Step Two is a part of the process is where you will become more savvy about the real estate market in general, and what and who to be wary of.

Step Three: The Sale Cycle - Action and Implementation
Did I say Step Two was time consuming? Well so is Step Three...and then some. Step Three is the most challenging, because this is where you deal with buyers, and real estate agents, plus varying situations. This is where you may experience varying degrees of control, and some frustration as a consequence.
Some of these topics and situations include:
open houses;
negotiating the sale price;
lack of buyer honesty; dealing with harassment by real estate agents;organising
real estate advertising, online marketing
, and more.
All of this adds up to things happening which may be beyond your control. When this occurs, the successful private seller will only work to change what is in his or her control and deal positively with what isn't - and continuously move forward in the private real estate sales process.

Step Four: The Post Sale Period - Tidying up loose ends
Once the excitement has worn off, you then have to deal with the tedious stuff. You know, things like packing and moving (you should have booked a removalist well before this stage); notifying the relevant organisations what your new address is or organising the redirection of mail; holding a Garage Sale to offload any unwanted items, etc.
Make sure you think this through before you reach this stage. Your situation may be different from the norm, and you might find, for example, that because you're building, you may be renting back off the new buyer until your home is built - I don't know. Each persons situation is different. Think it through as timing is crucial here.
