Why do you need a home selling team?

Well no person is an island unto themselves, especially when it comes to selling their own home. Contrary to what the majority think, selling your home yourself doesn't have to be about doing it all on your own, even though you may not have a real estate agent doing all the work for you.

Home selling support is having a 'team' of key people helping boost your morale and helping you to stay on track and positive in the face of adversity.

A home selling team is guiding sellers through times of adversity, by not only making sense of the real estate private sale system and the paperwork, but providing personal, home selling support by way of positive encouragement and re-enforcement.

So, why do you need home sellling support as a private home seller?

Because you have to deal directly with people. And the two main groups you have to deal with are buyers and real estate agents.

Buyers are people making a major financial purchase, and real estate agents are people increasing their income earning potential. When you are dealing with people, you start to realise that they are not black and white. Their complexities and motivations mean that you have to deal with a myriad of behaviours and situations - the predictable, as well as the not-so-predictable.


In a nutshell - dealing with buyers and real estate agents can be frustrating, confusing, and stressful at the worst of times (they can also be positively uplifting and rewarding - adding to a great sense of achievement if handled correctly).

It is times like these when doubts enter your mind, and you face difficulties, that you are most vulnerable and would benefit from a home selling team of friends, family and professionals to support you.

If you recognise when these moments occur (and they will), and understand what's happening, by having a home selling team in place, you can get through these moments of doubt and/or difficulty. Getting on the phone and talking to the right person, can help you pick yourself up, strengthen your resolve, re-focus and keep you moving forward.

Critical moments can include having your home on the market for more than 3 months and having lots of inspections, but no offers. Or it could be you have a signed contract and it falls through before becoming unconditional. There can be many things which lead to disappointment and frustration (if you let them).

These are some examples of people who might be part of your home selling team and support network. I cannot stress enough, how important that they must be people whom you trust, support your decision to sell privately, and who continually encourage:

. your spouse/partner
. close friend or associate

. your lawyer or conveyancing firm
. your private sale marketing company
. individuals whom you know who may have sold their home privately with successful results.

Remember: Your home selling team must be made up of a network of people who are willing to lift and encourage you, not pull you down! So choose these people carefully and wisely.
