How to Deal with
Home Selling Obstacles


Accept from the very outset that you may come across home selling obstacles during your real estate private sales journey in Australia. You may not know exactly what obstacles may come your way, however, acknowledging that it is a possibility and preparing a plan to deal with them will make the whole home selling process easier.

Home selling obstacles when they appear, can seem insurmountable. With a clear, logical approach to overcoming them, you are more likely to harden your resolve and continue on with a more successful attitude.

Here are a few common home selling obstacles which unnerve many a private home seller:

* your home is taking longer than expected to sell
* you find that potential buyers aren't always as honest and upfront as you expect
* your contract of sale falls through

These particular home selling obstacles, I found to have the most detrimental effect on private home sellers, where you can experience self-doubt. These 'turning points' can either make you or break you.

So what do you do? Here are some home selling tips for such obstacles...

1. Take the 'I'/ 'you' out of the equation and de-personalise the process. Blaming yourself and feeling wracked with guilt and self-doubt will not help.

2. Review your 'Plan'. Look at your objectives and revisit Step 1 - Finding your Reason. This will help you refocus on your goals and help give you clarity and determination.

3. Alter your plan (if applicable), by looking at what has happened, and any areas you think you could improve upon. You may even try something new that wasn't originally in your plan.

4. Talk to someone you Trust. Sometimes, all you need to pick yourself up and keep moving forward, is to talk to someone whom you trust who is willing to support you. Just by doing this simple act can help to lighten your load.

5. Take 'positive action'. By positive action, I mean, put into action immediately.any changes with the resolve that you will be successful.

6. Take a break.Sometimes you can get so focused on selling your home that, when obstacles appear, they can be disproportionately magnified, i.e. they appear so large that it seems you can't get over them. At this point, selling your home consumes your thoughts night and day. Keeping your house clean, and completing necessary tasks, like holding opens, and answering the phone is becoming monotonous and the whole 'real estate private sales' thing is driving you crazy!

You need to chill out!

Take a short break if you need to and get a different perspective on things. A change of scenery without thinking about selling your home is medicine for the mind and soul. Stephen Covey calls it 'sharpening the saw'. You need to rejuvenate yourself (and your partner/spouse/family if you have any) and return home with a fresh, positive, and clear approach to the next leg of your journey, and hopefully have overcome some of those home selling obstacles!
